Tenants

Finding the right property and an agency you can trust can be a tricky business. That’s why we offer accompanied viewings, a wealth of local knowledge and a transparent fee structure, to take some out of the stress out of moving.

Making an appointment to view

All appointments must be arranged through our agency either by telephone or in person. It is company policy that a member of staff will accompany all viewings. Before viewing we will require the names of everyone who will be attending and full contact details.

Reserving a property

Once you have found a suitable property you will be required to pay an initial referencing fee of £200.00. Paying this fee also allows us to remove the property from the market in your favour. Where two people are being referenced this rises to £275.00, and if more than two adults will be renting an additional fee of £75.00 per each extra person will become payable. All occupants aged 18 or over must be named on the contract and therefore must be referenced. This fee is not a refundable deposit.

References

Once we are in receipt of the referencing fee, we will then take up references via our partner Endsleigh on each individual moving into the property. The elements of this are: a data search and credit check, landlord reference (where applicable) and employment reference. If there is no previous landlord we will require some other form of proof of your current status.  This information is used by the landlord to make a final decision.

Moving in

Before you are able to move into the property you will be required to call into our offices to read through and sign the tenancy agreement. At this stage you will be required to pay any outstanding monies, as we require both the deposit and the first months rent in cleared funds before keys can be released.

You will also be handed a copy of the inventory relating to the fixtures, fittings and general condition of the property when you move in. We will require you to check this thoroughly and make a note of any changes required. This should be signed and returned within 14 days.
